WHAT TYPES OF PREVENTIVE MAINTENANCE MUST YOUR ORGANIZATION ACCOMPLISH?

Even though preventive maintenance is an activity for many industries in general, this article aims more specifically to the GMP Preventive Maintenance necessary and required by the FDA and the QMS Quality Management System.

Sometimes initial preventive maintenance is followed by a risk-based requirement of additional recurrent re-preventive maintenances based on a lapse of the time or equipment use, cycles, etc.

TOP 3 TYPES OF PREVENTIVE MAINTENANCE

  1. Planned Maintenance. It refers to different maintenance activities that are planned, documented, and scheduled. The scope of planned maintenance is to reduce downtime by having all necessary resources on hands, such as manpower and materials, and a strategy to use these resources.
  2. Predictive Maintenance.  It is intended to determine the condition of in-service equipment in order to estimate when maintenance should be performed. Moreover, this technique boosts cost savings over routine or time-based preventive maintenance, because tasks are performed only when warranted.  Thus, it is regarded as condition-based maintenance carried out as suggested by estimations of the degradation state of a piece or component. Predictive maintenance allows scheduling of corrective maintenance, preventing unexpected equipment failures. Predictive maintenance differs from preventive maintenance because it relies on the actual condition of equipment, rather than average or expected life statistics, to predict when maintenance will be required.
  3. Condition-based Maintenance (CBM) is a strategy that monitors the actual condition of equipment and its components to decide what maintenance needs to be done. CBM establishes that maintenance should only be done when certain conditions and indicators show signs of decreasing performance or upcoming failure.
